I am thinking of becoming a leasing consultant for an apartment complex in my area. I used to be a property management assistant for an HOA, and I am wondering what kind of discount, if any, I would be receiving to live in one of the management company's complexes? Also, with my experience, would it be out of line to ask for a pay of $13-15 an hour in the DC area? If not, what kind of pay should I ask for? I was an assistant for about a year and have great references, including my old boss. Thanks for your help!

Rarely are apartment managers paid hourly. You'll receive a salary which will depend on the number of units that you are taking care of. And an apartment may or may not be part of the package. Not all apartment complex managers live on-site.

If it is a very small unit ... under 10 ... your own reimbursement might be free rent. Utilities may not even be part of the package.

Investors aren't fools. They aren't going to give anything away. You will work for every penny and at some really obnoxious hours too if you live on-site.

Check local property management firms for their standard fees/cost. That should at least give you a place to start.

Much would depend on the number of units you are expected to handle. If you are only handling six or so units, do not expect a great deal. However, if you are handling a 72 unit complex, that's an entirely different scenario.

Expect this to not be a $ per hour agreement, since the management has no idea how many hours you will put into the effort. Expect a rent discount (or free rent) and a set montly stipend, depending on the number of units involved.
