Since you are the owner of record and the other owners have left, I don't see any reason that you would not be allowed to move in.

Don't forget to get the place sprayed for bugs...

And be ready to change out the carpet plus drywall to get rid of the smell of dog pee.

if the deed is in your name and it has been recorded you are free to do your thing.get rid of the old carpet first.
