Is there some sort of treatment you can apply to an older roof to prevent a moss buildup? I've made an offer on a house and the home inspection raised flags about the roof. The roof is about 13 years old with an expectancy of 15-18 years (WA state). We have requested the owner do repairs to the beat up shingles, but I'm curious if there is something that can be applied to combat the moss.

they do sell some copper/?? metal pieces that tuck under shingles a bit.. the water runs over these and the chemicals leech out to kill the moss. mixed results using these things.. seem like a yearly cleaning with chemicals

Moss is a plant - you might try something like Round Up weed killer. You can buy it in concentrated form, or the jugs with the spray handle on the small tube.... and then use the concentrates to refill it later.

I will point out tho.... if the roof is rated at 15 to 18... and it has moss... its going to be the shorter range, not longer, when it needs to be replaced. It's already 13 years old.... I'd insist on it being replaced before I bought it, or have the cost of it offset in the price. At least have the funds put in escrow.

you can pressure wash the roof but I really think that you need a need roof if the expectancy is 15-18 years. ask the owner to pay 1/2 or take something off the price of the house.

well I know that bleach removes mold so surely it will remove moss, however there must be an alternative to bleach since that could get into your eyes, or maybe you just use goggles. Ask your pest control people and ask people who do pressure washing, and ask Home Depot too what they suggest. I don't know whether bleach would mark the roof or siding with stripes. But surely there is a product out there that will work.
