Take the bum straight to court as has been suggested. He has children that need to be taken care of and these days, the courts will see to it that he does! How immature and what a bum. Couldn't you take out a loan so that he can get whatever he has coming? Then you wouldn't have to sell but his sorry butt will have no excuses. Talk to a financial counselor right away. You don't want a foreclosure. If you and the 17 year old have to work at Taco Bell, then do it in order to survive. Foreclosure involves a lot of other things that can really cause you more problems.

Sell the house yourself don't go through a Realtor why give them anything. All the money you make off your house keep it. Your not getting help now from your ex but in time you will plus have the money from the house.
