This looks pretty convincing to me. If you look at the hardcover book of the US edition of Half-Blood Prince and compare the two, you can see the detail that went into this chapter list that makes it either real or an extremely convincing fake.
The first picture shows the dust jacket seemingly going all the way around at the top of the book (as another poster stated) but if you look closely in the other pictures showing this view, you can see that the color scheme under the dust jacket is a orange-brown type color that simply blends in very well with the top of the back of the dust jacket.
Secondly, in Half-Blood Prince, there is a solid green page that is actually the very first page, as well as the color of the book when the dust jacket is removed. If you are looking at the chapter pages with the book pressed flat, you can see on the left side of the book that green page's very faint outline. If you look at the second image here, you can also see a very faint red outline of a red page. We can assume that based on the orange, red, and brown color scheme of the book, that red would likely be chosen as the color for this first page as well as the color of the actual book with the dust jacket removed.
The one discrepancy, as stated by another poster, would be the first page immediately after the last page of chapters. Right here, if you looked at HBP, you would expect a diamond-patterned page giving the title of the book. Instead, we see a paragraph that seems to start with the word "Death", but that does not fit with the usual style of the beginning of a chapter. It is possible that this is a sort of "pre-warning" by the author about the extent of deaths in the book, something along the lines of "death is a frequent occurance in this book, etc." due to the significant amount of children that read this book and that might be alarmed by it.

Well, take a look at the art and the font. Also, notice the cover around the edge of the book.
The font and art matches those in previous HP books. Well, the art is similar anyway. The scans showing the edge of the cover, looks like they match the cover art revealed by Scholastics

Since I've been checking things out for the last few hours, I have to edit this answer.
Someone mentioned the pages are longer so the coverart is not squished, and that this was from the publisher. All the other books are the same size, and I don't think they would make the last book taller than the others. With that, I provide the points below:
All hardcover US versions have the Chapter pages starting on page VII. BUT they also ALL only have eight Chapters per page. These images show 9 on the first page.
All hardcover US versions have a diamond patterned, black and white page with the book title on it, immediately after the Chapter pages. These images show the page after the Chapter titles being the first page of the story.
All hardcover US versions have the first letter of the first paragraph as larger and capitalized. This shows the first page of the story, blurry as it is, with a normal looking letter D as the first letter of the first paragraph.
This is a weak point, as the images are blurry, however ... as I mentioned the dust jacket earlier, I noticed the bottom of the dust jacket seems to be in order, ending at the appropriate point and the hard cover starts, but the top of the image shows the dust jacket going all the way to the spine, and this is not possible. This is in reference to the second image showing the second page of the Chapter titles.

It's either real or a damn good photoshop. Although the previous books show only 8 chapters but this does go along with another report of the first paragraph of deathly hallows (the dark lord ascending)
update - its genuine - just look at the shadows and the edges also it probably does have the first letter big its just indented.

Oh wow that is really cool. The chapter titles don't give anything away. So any one who is afraid to look its perfectly fine. Thats so cool. I think they are real. They seem real at least... but there is no way to know for sure until the book comes out.

They are the real thing! My friend's dad got the book early from work! We haven't read it yet but we did look at the chapters and those ones are correct.

I'm pretty sure they are, in an interview Rowling or the publisher (not sure...) read an exerpt from the first chapter and it was titled "The Dark Lord Ascending". So you found it!
