You can replace that light switch yourself.
Just remember to write down where each of the wires go.
turn off your circuit breaker for that circuit, use a screwdriver to remove the switch and take the old switch to a home improvement ware house and they can find an appropriate replacement.
As for the door you may need to call a professional.

You need to inform you land lord directly not by phone. Because it is a hazard to your health. If you address the issue as soon as possible then im sure it will be taken care of the same day. If he or she just shruggs his or her shoulders then inform him or her you will be reporting this problem. If you can i would try to stay with a friend because a electrical fire can happen in your sleep. Rather safe then sorry.
additional: Try contacting your local fire department and talk to them and find out what should be done.

It's probably a defective switch or loose wire connection.
What you are smelling is ozone from the arcing contacts.
If the superintendant is a problem call the landlord.
If it's the same guy, contact your tenant's association.

Just go to Home Depot and get a new switch with directions of how to install it. No worries about the dodgy maintenance crew.
