Refinancing in America means a check of you credit mostly.

There are a few types of appraisals. Some (drive by) do not require the appraiser to go inside the house, but others (full) require a full inspection of the interior and exterior. Ask you lender, and they should be able to find out, but you also may raise their suspicion because they will want to know why you are concerned about keeping the appraiser out of your house.

Roof leaks can be a big concerns for appraisers. If there is any sign of work being done on the property, they will usually note it to protect themselves.

The last time I refinanced they did a drive-by. I wasn't even advised when it was done. If you're looking at closing this week, it's almost a certainty that it's already been done.
