I am a new agent, new office in Houston and this is my very first transaction. I need to make an offer on a VA foreclosure and I can get NO ONE to even tell me which forms to use! Help!

You are expecting them to do volunteer work? It is your job to know.

If you are that helpless you should not be in real estate.

Your broker will help you though, it is their job to hold your hand.

Your broker should be able to assist you. Keep in mind, however, that they may not have specific foreclosure experience, and in that case, I would recommend partnering with an agent with specific foreclosure experience (whether they are in your office or not) because these deals are handled very differently than standard deals. Once you learn the ropes, you can do it on your own, but 50% of something is better than 100% of nothing (if you can't get the deal done)

The first link posted here gives you the VA offer form. The second link is to the OCWEN website offering further information on bidding on VA foreclosures.

Yeah, the forms are confusing and a major pain in the backside. Bear in mind that the VA (OCWEN) collects offers on these foreclosures, looks them over every week or so, then decides to accept one or NONE. You won't get an individual response to your offer.

Agents with TheMom's attitude makes it hard on all. I always wondered why RE school never gave classes on how to fill forms and such. Acermill has directed you in the right direction and as someone earlier proposed partner up or become an agents assistant untill you have learned enough to close transactions on your own. Good luck!

use a standard agreement to purchase contract...if you have any questions your broker should be more than willing to help if not i suggest you switch brokers..
