...not to mention doing a half-as job. Yard floods, bugs under the final finish of hardwood floors, stain (wood stain) and cigarette burns on carpet, driveway has multiple cracks and oil stains, missing door knobs, irrigation system that misses parts of the lawn, cleaning spray stains on walls, the list goes on. What actions can I take??? I closed 28 days ago and was told the punch list was going to be completed in 30 days. Its not even close.

Real estate agent told us they have to get it done. I would consult her but she is related to the builder I I dont want to do that until I have an idea of my options.

read your contract. sometimes you can charge a per diem until it is done.

You can bring a small claims action IF you have written verification of the agreement to complete this punch list. If you closed nearly a month ago and did not withhold any payment, you have very slim leverage, since the builder already has all monies due to him.

Why did you close in full without a holdback escrow if the house was not finished to your satisfaction ? That's kind of like paying in full for a new car and being told the engine will arrive within a month.
