Alice and her 19 year old son came to Phoenix from New Jersey in May looking for a fresh start, I let them stay in my home. Now three months later, I've been totally disrespected,am owed money, am missing personal belongings, etc... I have flat out told them to get out, Phoenix Police tell me that they have established residency in my home and now I must follow eviction procedures to get them out. I am at the end of my rope! Need suggestions as to how I can make life so miserable at my house that they will want to leave - please help??? Have disconnected cable to their rooms, stripped guest bathroom of it's contents, what else can I do??

First thing you need to do is to remove all valuables from the home. Next start the formal eviction process just in case you can't get them to leave. I would also file theft charges with the police about the missing items.I would also venture to guess you are running the air-conditioner I would have that disconnected, you are in Phoenix not many people will stay too long if it is that hot. I would document condition of the house, if they vandalize it on the way out or while they are there then you can have them arrested for it.

Well if they are not paying you to stay there. If you are renting yourself then talk to your landlord and have them evict them. And they probaby haven't signed a lease which by law gives you the right to serve a 30day eviction notice. And also file a police report for anything missing. What ever you do don't turn off your electric and water it is illegal, but of course if you don't pay your bill for a couple months the power company will shut it off. If the power company shuts the electric/gas off of course this will make the water not work and you can get away with it legally. But start with a eviction notice.

Sounds like it's time for a come-to-Jesus meeting with Alice and Son.
1. Begin eviction proceedings, and present them with their eviction notice.
2. Then tell them that you have filed charges for theft for the items that they have stolen, and show them the filing.
3. Remove all furnishings -- ALL -- from their bedroom(s). No beds, no dressers, etc., no curtains, etc. Put them in storage.
4. Put a locked timer on the TV, put a lock on the refrigerator. No access permitted.
Time to stop talking. DO something instead of wringing your hands and pleading with these moochers to behave!

I would start both an eviction and a law suit. Also file a police report for anything missing.
While you can turn off the cable be sure that you do not turn off the water or power, that is "constructive eviction" and illegal.

I'd talk to a lawyer, right away. It'll cost you something, but better than having them stay.

change the locks on the doors, and put their stuff on the front lawn. put up no trespassing signs and call the police to report them as trespassing if they come on your property.
