You can't. Almost all of the theaters are involved in syndications. That means that they are required to show certain movies in a prefixed rotation. If you want to show select movies, like the latest Harry Potter, you will also have to carry a lot of the junk movies. These agreements are worked out years in advance, even before you have any idea what movies are coming down the pike. If there are any theaters in your area that show cult movies, you might want to contact them to see if there is any interest.

Find a locally-owned theater and ask them if they'll play it for you and a bunch of friends. If you can guarantee them a certain number of ticket sales and you pick an odd time, they'll probably do it for you. Or you can rent the entire theater, sell tickets yourself to the screening and hope you break even. Some of my friends and I did this back in Washington DC. We lost $10, I think, but we had our own screening with close to 100 people.

Not sure you can. The who thing about who owns the rights. I can feel you on this. Just call the manager of the theater and ask. The worst they can say is no. I know for a fact you can not charge people to see it.
And i heard as it were a thunder: Ever read the FBI notice at the beginning of videos and DVDs, you can not charge people to view the movie. Also it states it is for entertainment purposes only.
