we have a great site here called FSBOMadison (for sale by owner and then the name of our city). check to see if you have one where you live.

Other ideas are the sites that offer low cost MLS listing where you take the phone calls and do the showings etc.

Its pretty easy to sell a house, easier than you would think. Just go to the library and get a book about the do's and don'ts and you should be okay. Just hire a real estate attorney to look over anything the buyer throws at you that isn't covered in the book. You'll save thousands of dollars selling FSBO.

Go to your local home improvement store, ( mine would be The Home Depot or Lowes) and get a for sale by owner sign, on the back is a code ( listing # number for your house,) go to For sale by owner's web site, and go from there. You can take your own pictures and put them up there. Basically you do what a realtor would do to put your home online.

My home has been on the market for 6 months now with a real estate company, they are doing me no good, so I'm going to do the same thing. Try putting a couple ads in the paper in a couple different counties close to your area so people know your home is out there!

In this market I would not try to sell your house without consulting with a real estate agent. Not saying you arent intelligent enough to complete the task, but that it market is unstable that it would be better to consult with a professional.

Otherwise you could contact an real estate auction company and they will handle the online postings.
