There are a number of agencies out there who will buy your house off you for slightly below the market value but will get the money in your bank within a week. Not an option for everyone but worth looking into.

A Quick Sale http://www.a-quick-sale.co.uk/ is one of the top companies offering the service in the UK.

Price it reasonably. I agree with everyone else. The market is really slow so you have to be realistic with the asking price.

Also, make sure everything is very clean, nothing is broken, and there is fresh neutral paint on the walls. This is tough, but if you have kids, keep all their toys packed up and put away when people are looking. No sign of pets is a good thing, too....like litterbox or pet hair. No nasty smells in the house. Bathrooms spotless with fresh towels. If you have an overabundance of old furniture, move some of it out to make your house look larger rather than overstuffed.

Garden should be neat, weeded, bushes trimmed, porches swept and windows clean. Yard mowed, flowers in bloom. Think of what would attract you. Have a friend walk through and critique a little bit (we get used to looking at our own broken down stuff and don't notice what is out of place anymore)

Turn on some of the HGTV shows like Designed to Sell to get tips on what helps. Also, if things are tight financially, spend some time at Dave Ramsey's website to get a handle on your finances, no matter if you make a lot or a little.

Have fun and good luck!

I would incorporate the help of a realtor or at least talk to one and get an idea of the demand for your type of house in your area first. In many areas of the country the housing situation is slow, with property values declining and people are finding that they cant sell their houses for what they owe on them. Hopefully this is not your situation. Either way, I would not put off calling your mortgage company to see if you can get into some type of deferred payment schedule so that you do not lose your house outright. Other suggestions would be to put a "For Sale" sign up in your yard immediately, put an advertisement in your local newspaper, and spread the word to everyone you know or come in contact with. Good luck.

Find a good broker, have open houses and advertise. Actually the broker will take care of the last two for you. Make sure your house is clean and free of clutter. A nice looking home sells faster than one that is too busy.

Also, be careful of any solicitations, or internet or mail scams from investors or people who want to "help you keep the equity in your home" or "save you from foreclosure". These are companies set up to profit from any equity you have built up in your home.

Make sure that it is clean and tidy, no personal pictures around, no clutter. Make sure the weeds are pulled and the lawn cut. Flowers in the garden help. A Realtor and a low price and it should move. It is a buyers market so the price has to be realistic to that fact if you want it to move.

Put it in an auction. It goes through in 28 days if it sells, but be aware that you may not get as much for it as on the open market. You must put a reserve price on it to cover your mortgage, any loans and debts on the property and with a bit of luck,a bit of profit!

point your place to make it look greater presentable and quite. in spite of in case you dont stay a particular way, you gotta think of roughly what different all of us is calling for. eliminate ALL muddle that's seen. conceal it someplace. as quickly as we bypass out searching for residences, muddle is unquestionably distracting. in case you have any window remedies or area rugs that seem previous or drabby, replace them with some thing new and neautral. It makes a extensive distinction. purely make effective each and every thing is clean looking, exceedingly kitchen and bathing room. human beings hate watching something remotely grimy. make effective your backyard in in good shape, and if there are any overgrown timber which would be blocking off the residing house, trim them down. it rather is visually appealling and human beings like that. there are various greater probable, yet rather, muddle and neatness is the main important difficulty. Oh, and in case you have young toddlers, be certain you save all of their toys, and so on of their rooms purely or a playroom, not in the residing/kitchen/eating aspects. additionally, a great difficulty is paint. in case you have any extraordinary colours in the residing house, like reds or blues or vegetables, i might paint over them with a neautral shade. not WHITE. White is purely too sterile and is barely rather good for a bathing room. some thing like a mild beige or very mild yellow might look effective in any room. i understand its not in all danger a great deal, yet human beings hate portray, exceedingly each and every room. in spite of in case you purely do a pair rooms, it is going to help very a lot. good luck.
