I was told that water puddles collect under the crawl space during rainy season and thats why the sump pump. Should I be buying this house ?

Well 1st. I Have been in the field 20yrs 10 in Ohio and 10 Here In CA,
A Pump is no big deal alot of houses have them. Some are even put in when they dont need it just incase something ever happens.
In alot of homes you will find these pumps, Since in most parts of CA houses dont have basements Water will always seem to find a way under the house. The best thing to do is to make sure the down spouts run away from the house. Thats the biggest thing right there. But just cuz it has a Pump dpes not mean dont buy it. Also it is always a good Idea to have a inspection done on a home before getting it. If you need anymore help drop me a line

I've never lived in a home that didn't have a sump pump. In the first place it drains the water when it's necessary. The former owner had some for sight, thank him.

Have a deed check, that's what the Real Estate agent is for and, in fact he's somewhat responsible to check these things out. If still unsure talk about an escrow account for future damages and what has happen in the past that they needed an sump pump.

Almost all basements will leak to some extent depending on the level of the water table. A good sump pump and drainage system will remove the water quickly before it becomes an issue.

Best advice? Talk to neighbors on each side. Ask what they have for a system. Ask them if they have heard of any problems he has had or might have had? How long has this person lived in the house? Battery back up systems are available for sump pumps.

A lot of homes have a sump pump. You need to have a professional home inspection done before you buy any house.

if u like this yur agent need to make sure that u have a home inspection and a warranty , check the foundation , where every there is water worry. h2o damage is cause for house insurance t2 be canceled.
