Agent's fees are paid by the landlord. If you're dealing with one who insists on charging you, find a better agent!

Deposits are sometimes limited by state or local law. Even where they aren't, anything can be negotiated, so you'll have to ask for a lower deposit.

The deposits don't go away!!! You can look in your local news paper and rent from a individual!!

Some have success using Craigslist or Kiijii.

ie: a DIY project.
