dilapidating
deteriorating
collapsing
going down hill
Or, you could say:
The house was in a state of
dilapidation
deterioration
collapse
Or,
The house was going down hill rapidly.
Or,
The house was dilapidated from years of neglect.
The house was ruined from years of neglect.
In other words, the house was a piece of crap and there was no saving the dilapidated mess. LOL

probably a home where people live and make memories, sometimes brand new houses look like they are falling apart if they are lived in and if they are older cause someone you loved built them then they can need repairs, and they should be repaired and fixed, after something happens that is not expected you realize how much you miss them so many memories that you are not getting back and you cry, but you don't dare cry in front of others, and it is really really sad, you don't need drugs or therapy to get over it, but you better not tell the truth of how sad it really is for you that it is gone and you miss it or else you will get told there are some drugs that can make you feel better if you want a drug or not, maybe you just want it back, but you go on with your life and things get better over time, hopefully

You could say the house is structurally unsound, collapsing, or it's deteriorating. However, falling apart is a good description too.

Dilapidated is the word I think you are looking for but there is also, decrepit, rundown, decaying, ramshackle and decaying. We also say the property has its got great potential, and it needs renovation, there is also derelict.
