We have a house that has been given to us but is in a bad state of disrepair. Structurally its fair but the roof is going to need professional tlc. We are prepared to gut the majority of the house and bring it back to its former glory ourselves but have no clue about what to expect from roofers. Should we expect to have to pay for a quote? What kind of contract or guarantee should we expect? What kind of costs are involved for a partial new roof versus an entire new roof etc. Are there any good information websites to help us with our research that you can point us to?

We are fairly new to this whole thing and would prefer to not be ripped off or get shoddy work done. Plus being inexperienced we don't know if there are any pitfalls that people have faced that we haven't considered. Any suggestions or testimonials are most welcome. thanks

well i am a contractor and do alot of roofs. estimates should be free. some charge. just tell them no thanks, cuz they will charge way too much. expect repairs to the roof. boards run from 3 to 4 dollars/ ft to replace. some contractors charge upwards of $65/sheet of plywood. some roofers insist the entire roof be sheeted. not true in most cases. i have worked on alot of homes. the removal will cost the most. if you have shakes, expect the roof the be sheeted. $65/sheet is a rip off. a 4x8 sheet of osb is only $10. most contractors warranty roof for 1 yr. feel free to mail me if ya have any?s

mt b/f works in masonry, but he also does odd jobs and roofs are one of them
You don't pay to get a quote all it is is when a contracter climbs up on the roof (or just up a ladder if if its not safe to get on the roof) Looks it all over fairly well, and then will tell you how much they'd charge you to fix it

get MORE then one quote most people get at least 3 and go with the lowest one, make sure you get a reptuable contractor, to do your work
i'm not too sure about contracts or garuntees but i know the shingles themself normally have a warnity from the manufacture, You'd have to ask each contractor that gives you a quote about thier own personel contracts and garuntees
as far as a contract its more or less if they tell you Ok im charging you X amt. and it'll be done in say 3 weeks - Well if they take longer then that and try to charge you more they're breaking the contract UNLESS unforseen occurences occure

First: Do not accept roof over roof...to me that is an old con game..
Next: Get several estimates and if you are going with fiberglass shingles, go for thirty year (then subtract 5 years off that) why I do not know...That is the estimated time the roof should last.
Do your own estimate if you can for the material.
The several estimates are for experience on your part and to get familiar with what the contractor is going to do.

Get quotes from several roofers listed in your phone book--if they can afford the high priced ads there, they do quite a bit of work, and most likely have a reputation they need to uphold. Quotes should not cost you anything. You will receive quite a spread, I bet, on pricing.

Contact the Better Business Bureau with the names of any specific contractors you want to use. Only use those with good reviews. The longer they have been in business, the better, try to stay away from new companies that seem to have just popped up. You could also ask around your neighborhood or from family and friends. Good luck.

Check them out with your Better Business Bureau, to see if any complaints have been filed against their company.
