Had you applied to building control, they may have offered useful advice in this instance. In England it is possible to carry out work under Building Notice which does not require plan submission. Useful for simple jobs.
The following are reasons to make an application:...........
1] The existing breastsummer (beam and of timber in older properties over the bay window) may have been rotten or inadequate.
2) Ventilation and thermal insulation requirements to the roof over the bay window needs to be considered.. Permanent and purge ventilation to the house, thermal insulation value and perhaps security of the glazing.
3) Detailing of the construction of new roof, wall and floor to bay to include new joists, ventilators, dpc`s etc etc, etc.plus a specification for materials.
4) As to your question regarding insulation between the
floors, This is of probably lesser importance and depends on whether you want to control heat transfer to the storey above, or to control sound insulation or perhaps afford fire resistance to the ceiling and floor construction. Perhaps the two latter items (sound and fire)are essential from a building regs viewpoint if the property above is in separate ownership or occupancy. The type of insulation material selected and detailing may be different depending upon the major criterion. IF IT IS YOUR OWN HOUSE AND YOU DO NOT MIND THE HEAT GOING UPSTAIRS, THEN THERE IS NO REQUIREMENT TO INSULATE THE VOID BETWEEN THE FLOOR JOISTS AND THE ROOM/S ABOVE. If it is roof above then this is different.
5] Because the bay reconstruction is work of a nature which is covered by the Building Regulations it should be notified to Building Control. When you come to sell your house legal searches enquire if notifiable building works have been undertaken.A building control completion certificate can be exhibited to prospective purchaser`s solicitors and avoid arguments and a negotiating base. There`s not always a simple answer, but professional advice can be invaluable in keeping your home structurally sound and wind and watertight and compliant with the latest building regulations.
