i have lived in the same apartment for over 10 years now
they have never changed the carpet i have asked numeros times
they never gave anything new no fridge or oven or washing machine
they never fixed the A.C
they only painted the walls once i have 4 kinds
they want me to pay for the damages even though i payed 300$ before moving in and they said thats for any damages

You have been in the apartment too long. You need to move. When I was renting out apartments in a building I owned I figured that if i did not have people moving out after more than two years that meant my rent was too low. So I tried to keep a constant turnover in order to maximize my rents. You have simply been there too long and they really want you to leave.

Have you been paying the same rent? more then likely. I had as many as 250 properties on my contract, the rent was increased by as much as $50.00 a year at times. Some people, due to kids, the number of maintenance calls and repair calls, was increased much more or, the bills if they were consistent, were added to the rent IE: plugged toilets from kids toys on a weekly basis were charged to the renter.

The units were repainted as needed or when required, a monthly check by me was made on every unit and needed repairs and maintenance was made as required or when asked for.

Some people do ask for things that are not in the realm of a renter, things that are permanent and if they wanted these things, I told them to buy the place, a hot tub for instance.

This $300.00 in damages you paid in the on-set of moving in could be used up in one day of repairs, it's nothing but eye wash to a big job.
Your talking a carpet, that's looking at 2 or 3 thousand dollars, a carpet should last at least ten years or more. Was it new when you moved in? if so, it should go another ten years.

its different in different states in mine if you payed a deposite it goes to any damages done to the home once you move out. but the land lord is responsable for the maintnance on the home that include heat ,air , structure, water or electric. if you want the paint changed you are responsable for that . it just depends on the land lord
