Where do you live? Materials cost different in different states. NJ a 3 bed ranch is around $5000. My friend just had hers replaced this week. She's Jersey but close to PA border. She payed around $3200 but it wasn't a full tear off. They told her $75 for each piece of plywood she needed. And that was on top of the 3200. Another one was 2 bedroom w/ attached garage. It was quoted at around $4500. But that was with a whole new roof. It depends on what kind of roof you have, how many stories, and where you live. Get back to us with answers and maybe you will get a little more help. Area would be the best too.

Go through a reputable company and get several estimates. All of these answers could be right, there's no way to give you even a ball park answer without seeing the roof. I had a three "d" roof put on, we did it ourselves, four guys that are contractors, a bunch of tools and wives making a picnic of hot dogs and the trimmings, all done in one day and four grand for the material, probably in the neighborhood of eight grand if I paid someone to do it.
Clean up took a little more time.

It depends on how many square your house is, and also the pitch of the roof. Also if you want a profesional to install it. By square means 100 sq. ft. By pitch means how steep the roof is. And then how much damage there is under the old roof that you can not see. I have been a roofer most of my life and I do not know anyone who can just pop a price at you! unless they are wanting to rip you off. Or are so desperate they will promise you the moon!

1st get second opinion. Then being a ranch it is prob. not steep. as already mentioned the number of squares is key.
100 square ft. is 1 square (10ft by 10ft area) A chimney will raise price. $250. per sq. plus wood will be a close estimate.
Measure roof length x height will give you square footage. If scared to go on roof you can get close by measuring across from ground then count number of rows from gutter to peak(top) each row is 5 inches x that by number of rows then divide by 12 and that will give you an estimate on height.
If there is a short row on bottom of roof you prob. have 2 layers.
If you do have roof replaced insist on ice guard on bottom and in valleys at least. Insist on drip edge also. Last but most importantly let them know it is to meet mfg. specs. and it will be inspected even if you are bluffing.

1.This depends on what type of underlayment the contractor will use., Particle , ply or wood.
2.Local building codes and ordinances.
It is always prudent to ask the contractor for a written description of the scope of work

It depends on the size of your house and the type of shingles you want. We have a 3 bedroom ranch and it cost us $5,200. It will probably be between $4,500 and $6,000.
