I live in Calif and told my friend who lives in another state that I got a clearance price on my home. It's a 2bdrm 1bth for 275,000. Th owner could have sold it for 500,000 easily. My friend couldn't believe how much the homes are here. She said for the price I paid for my home I could have bought a huge home with all the upgrades for about 230,000 in Utah where she lives. I'm just curious to know what is out there. California is a great place to live , just a little expensive.

I'm doomed to rent for the rest of my life. Live in the DC area. A townhouse in my neighborhood is 600,000, and that's without central air.

Your friend must be talking about the west or south end of Utah. Even then, that is a little low for a "huge home with all the upgrades". Home prices in my neighborhood in Utah are much higher than that. You couldn't even get a piece of crap fixer-upper on the east bench for 230,000 these days. They start in the mid 400's and go up to over a million. Different neighborhoods here can vary just as much as different states.

I bought a 3,000 sqft, 5 bedroom 3.5 bath home 7 years ago for $117k in Joplin, MO. The FMV today is around $175k based upon comps but there is a dearth of 5 bedroom homes in the area priced anything less than about $250k so I may well be able to do somewhat better.

A decent 1,400 sqft 3/2/2 can be had for less than $100k still and a nice one in a nice area would probably run $125k or so. The most expensive place in the are is listed at about $1.2 million but would cost you at least 5 times as much in CA.

Age

Square footage

Location.

You can buy a home built in 1960's 3/2 in central phoenix for $200,000

Go to Scottsdale, or Fountain Hills and now you're at $300,000

Carefree, Cave/Creek $400,000

Paradise Valley $1,000,000 and up.

I have a 4100 sq ft home in new jersey that would sell for 850k-900K. I also own a 1 br condo that I rent that would sell for about 130K-140K. It's all about location.
A 2 br 1 bath for 275K seems about right in CA unless it is in a highly desirable area in which case it could easily be double that price. I'm sure that someone could purchase a huge home cheap out in Utah but who really wants to live there? I don't know where your friend lives but your friend's house seems like it's on the high side to me.

In my state (Wisconsin) $300K will get you a very nice new home with 3-4 bedrooms, 3.5 baths, all the amenities and about 3000sf. Yes, California is extremely expensive. About the only place worse is Manhattan, New York.

I lived in CA all my life. I have a house worth 550,00 and it is only 1400 SQ ft. I moved to NE and bought a 3,300 sq ft house for 250,00. CA is way overpriced and the schools are not as good. I am glad that I moved and now I have a rental house in case I ever want to go back but that is very doubtful.

I'm on the Mississippi Gulf Coast. My new home (2100 sq. ft. 4br/3ba, brick) appraised at $283,500 a year ago. That's $135/sq. ft but that's in an upscale neighborhood. In general, you can't buy anything for less than about $85 a sq. ft. and $100/sq. ft is about average. Of course, waterfront is significantly higher.

Elsewhere in the state, homes are MUCH cheaper.

In Atlanta area, $275,000 can easily get you a 4BR 3 BA 2500sf home in a really nice area.

Here in NM we're about half as high as yours but if you really want to be shocked check out Texas real estate prices on google or yahoo, as they compare to California.
