Assuming, its a large island and i subdivide it with homes and an infastructure?

I believe you can call yourself whatever you want at that point.

It would really depend on the location of the island. If you buy a private island off of, say Florida, you can't call yourself 'mayor' because that island is still part of Florida and under a specific county/providence. You could start your own association and name yourself president however.

If it is in the USA you would have to incorporate your town to vote in a mayor. You could refuse to sell to people who didn't vote for you or rent to them and refuse to renew leases if you weren't elected mayor.
I would just name myself Honorary Supreme Princess
