Is a business locked in for the duration of a lease or are there ways to get out and move locations?

They usually just sublet. It's done all the time. They're still liable for the full term of the lease. Commercial lessees don't get the breaks that residential ones do that usually limit a residential tenant's liability to a couple of months in most cases. On balance, most commercial landlords cannot block a sublet as long as the rents are paid and the sub-tenant's use is compatible with local zoning laws and any lease restrictions.

Yes you can move, but you will be breaking the lease which means you may owe money to the lessor. Hope this helps...

It breaks the lease and is responsible to the old lessor for the consequences.
