It will be a business where landlords advertise their rental properties for free and the renters will pay a small fee, like $50 a year, to receive all the listings as well as getting new listings as soon as they hit my computer.

I'm in Shreveport/Bossier so my human resources are huge.

Not a good idea. There are too many free websites for a consumer to visit to get the same information without paying. Not to mention, why would you want to subscribe to a monthly rental finding service for a year, I hate moving and I dont think anybody wants to do it more than once a year.

Now turn that around, instead of having people pay to find a rental property, put some of those human resources to work, and help people move for free, if you can find them a place to rent. How do you get paid ? Charge the landlord a finders fee of a few hundred dollars, which many will pay. You can also maybe squeeze a few bucks out of a storage place owner as well, since many people who move need one.

Think about it.
Landlords are going to have deeper pockets than renters.
Landlords lose money every day their property is vacant so they have more of a sense of urgency.
Renters would go for something free since moving is expensive.
You develop a good relationship with landlords, and they will give you repeat business, which is the cheapest form of advertising, and most profitable.

It could work, but what would draw renters to your site? What would your site offer over the free services like rent dot com, or craigslist?
