I am in the USAF and have orders to Italy in the fall and NEED to move my family soon. I cannot afford a realtor... I need to sell for a certain amount to pay off the equity loans.

If you don't have enough equity in your home to sell and pay a realtor then your best bet is to go to forsalebyowner. They have different price packages on selling your home. I believe the most expensive plan they have is $899.00. You can also go to Home Depot to buy a plastic tube called Infotube that you place outside of your property and fill it up with papers that show either pictures and/or info of your property. When you buy the Infotube they let you list your home on infotube.net for free. You can also try zillow.com.

Just remember that you'll have the hassle of getting dozens of phone calls all hours of the day & night from prospective buyers and they'll want to see your property at night and on weekends (which is the time most of them are off). If you can deal with that then it's worth it because of all the money you save.

It wouldn't hurt to have a Realtor come out to do a CMA and a net proceeds sheet to see if you can sell for what you need.

If not, put your house in some free classifieds, like:

http://www.craigslist.org and any local websites that offer free online ads.

You can try a limited service agency. They will charge you a flat fee to put the home in the MLS, give you some signs and contracts. However, you pay for their service whether you sell the home or not.

I can only say, to do it the right way and get a good MLS Realtor, whether you can afford one or not, your going to get the shaft in the end unless you do it the right way.
