A friend of mine has been served with the abov e notice. When he told that he can vacate in a weeks time, th estate agent is telling he needs 1 month notice. I find it amusing as the tenant has been served a notice by the landlord to vacate in 2 months time.

The estate agent is correct...don't sign a contract if you don't like the small print.

It sounds like the right hand doesn't know what the left hand is doing here, a catch 22 situation.
If this is something that's going to cost a lot, say in the neighborhood of several hundred dollars, I would put the money in the attorneys pocket for protection, go see one before they take you to the cleaners.
