I'm buying my first house, and am getting confused now. lol.
Who does the valuation and surveys?? Does your mortgage leander do this?? Or does your solicitor? or do you have to find a chartered surveyer too??

The lending institution does the appraisal. As far as surveying, only if there is a question on boundaries or easements. A plot plan will be in your litany of paperwork when you close on the house.

the best is to hire an independent valuer. Look in
the yellow pages or the web under Real Estate
valuers .

The bank or the lending company does the valuation for you, this is what you base your insurance on.

You need to get an appraisal, and a surveyor. Ask your lender, as they probably have many that they work with.
