Things such as divorce, death, or preforeclosure things in those areas also, what do I say to these people?

There are only two ways that is going to happen. First, look for abandon property with no for sale sign then use property tax records to locate the owner or go to county auctions for deliquent tax properties. Either way you need cash most likely if you are a realtor people will not list with you or they would have put the property up for sale a long time ago.

the best thing to do if you want to do this type of "farming" is develop yourself a professional folder with all of the information about your company, what you can offer them, pre-approval financial information (no personal details, just an overview). Then pick a property and either mail or present it to them personally, the best sales tactic is low pressure sales. Just tell them that your purpose is to help them, and they will be willing to at least listen. However be ready to back up all that you offer, because the first person that you promise things to and cannot deliver will be the one person to destroy your reputation!!!

Look for owner sales and talk to the banks about foreclosures. You start knocking on doors and you will be minus a nose.

Go door to door and ask if they want to sell and by-pass seller fees. Remember the seller is responsible for real estate agent fees, so they are winning by you talking to them.
