If you are in California, there are first time homebuyer programs available. Some of them include down payment assistance and even in some cases they help with closing cost's and even below market interest rates.

Any broker can help you. The best program around right now is the Fannie Mae My Community program. 100% financing with reduced mortgage insurance and nearly identical rates as a conforming loan. FICO scores are not heavily looked at. If you are very low income, there might be something available through HUD. Otherwise, start saving your money for the down payment like everyone else has to.

If in the US, you can work with any loan company that offers First Time Buyers monies, which is provided by the government. Check with lenders in your area.

Find yours, click it, and contact them. The state is the best place to start, they can direct you to other sources, give you educational materials and classes, referrals to good lenders, issue grants and subsidies (free or discounted money!)...
And there is zero upfront cost to talk to them.
