I know I'm asking this in the wrong catagory, but I need more answers. I didn't get a lot when I asked this in the correct catagory.

What do you look for when purchasing a home? My husband and I are putting our on the market tomorrow and in our area, the market is very slow.

Besides pricing, what tips do you have for showing a home? We have painted all the walls, replaced carpet, repainted the outside of the home, cleaned out all the clutter. What am I forgetting?

We don't want to wait. We are trying to buy new construction at pre-construction prices! New construction is a wonderful and wise investment!

Make it smell great in the home and make it bright....open curtains, light candles....put out live flowers. We just purchased our home a year ago...I've bought 4 throughout my lifetime as the family has grown and we needed more space...and those things always make a huge difference in how I view our potential home. Get a realtor. I know that most people want to sell it themselves to save money, but we tried that...and it just doesn't work. Good luck....hope it moves quickly for you. Be patient, it may take time. OH...and if you are buying new construction...you can talk to the people who are building. Sometimes they trade. They will buy your home because you are buying the new ones they are building.

Make sure you don't have decorations in your home that some might find offensive. Believe it or not, this can be a big factor on he buyers. I once went to buy a house, and when I saw that the woman who owned it collected medieval weaponry and all of the sort, I just got bad vibes...the best thing to do is decorate plainly, so you can let the buyer imagine things for themselves. Oh, and make the aroma pleasant. Not too strong, and not stinky, but just pleasant. It might uplift their spirits!

The smell of the home is important. Try a plug in subtle scent. And removing personal things like pictures is good. You want them to see THEMSELVES in your space. Plants are a wonderful
boost up to a space that has to look appealing. Not a lot of color just greenery. Hope it helps

You could try putting a roast in the oven....The smell gives the potential buyer a feeling of been home.
Also make sure dishcloths and towels in the bathroom are new and clean

did you plant any coloful plants or flowers. why not wait until the market picks up so you get a better price ?

work on ur curb appeal and make sure the kitchen and the bathrooms are nice
