I recently had a bad experience with a realtor that has a pretty good reputation but totally failed me and left me eating the cost of an extra inspection and the seller walking away with more than we had agreed because she failed to tell me that could happen. I guess she gets commission off the total sale price of the house so it wasn't in her best interest to tell me that could happen. I am wanting to post my experience with her and don't know which is the best medium of leaving feedback on realtors in TN. Anyone?

The details about the two inspections: I had two different homes inspected, the first one had two major problems that could have been seen if looked at. I thought she was there to help me find things that I would not know to look for since she is suppose to be an "experienced" realtor for first-time homebuyers. The problem with the seller walking away with more than agreed was because we were adding the closing costs to the sale price. She added more than 3% on the contract instead of letting me know I could choose to pay money at closing to be on the safe side that the seller didn't get the benefit if costs were less. It just seems like I could have been better informed than I was by the person who knew about the real estate business. I found her on a website called HomeGain which apparently wants according to her a ridiculous referral fee, so she told me to lie to them about the closing if they contacted me. Needless to say after everything went wrong at closing I did call them.

If wrongful practice is found, they can award you damages to be paid by the agent. They can also suspend or revoke her license for malpractice. I would look into this if you feel like she was totally out of line.

I guess I'm not seeing the full story. I read twice. The first time I thought what a horrible agent.... go to the real estate commission. The second time I read it slowly and backed off being mad at this Realtor because I would really need more information to form an opinion. I guess my questions are:

1. Why did you need two inspections? What was wrong with the first one?

2. Did you honestly think that you still had to pay the full offering price if the inspection came back bad? Did you think you had to pull forward with the contract?

3. Why did you agree to pay more for the house than your orignal offer with a bad inspection?

4. If the first inspection didn't satisfy you.... when you went to get a second one howcome you didn't go after the first home inspector?

Without knowing the answers to these I really can't back you 100%. I am disappointed because obvoiusly your agent didn't give you all your options.

However, I do agree with the first answer. Be careful what you do because you don't want the agent to sue you for slander. If you want to do something about your experience you could contact her broker, or if you want to severly punish her your best option is to go to your state real estate commission. The penalty would be anything from a small fine, large fine, or they could pull her license depending on what exactly went on / how far you want to take it.
