I live in Northern VA and there are properties that charge both- For example, $285 monthly and $75 quarterly. Is this the norm for large metro areas?

Depends on the association, and on what it covers, so there's no really typical amount. But $75 quarterly sounds pretty cheap - it mustn't cover very much.

They vary all over the lot. It is something that you need to check on for every property you examine.

In my townhouse, I have a $195/per month condo fee and a $395/per month land lease. Thank god I just sold it!!!!!!!!!!!! Can't wait t have my own single family home! :)
