what tips/advise do you have for people out there who want to buy a home soon.

I was 25, it was a condo. It wasn't the best place to live or where we wanted to live but it got my wife and I into a property that we have since parlayed into a much nicer home.

If you are young and have no kids you can look for opportunities to purchase properties you could either rent out or flip in the future.

A house at 20.

Don't be too picky, do YOUR homework. People (agents) will tell you that it can't be done. They just don;t want to do the hardwork.

Figure out what you can afford, talk with a loan person upfront and find out how much you will qualify for.

Start searching the internet and newspapers for something in your price range.

It may not be your dream house, but at least you'll own it and not be giving the money to someone else to "borrow" their house.

I was 23, and it was a house - definitely in the "starter home" category but in good repair and in a decent neighborhood. Three bedroms, one bath, and carport - on a slab, no basement.
