I have gone out of my way to create good will. Repairs done within 24 hours and now she is mad over a small leak I discovered and repaired 1 day before her arrival. I never enter without written permission
My realtor says he can get $12,000.per month from someone else instead of $10,000. from her.

how long has she been a resident? tell her to move out if she has been there for less than 30 days. if she has been there longer, u will have to serve her with 30 days notice and formally evict her. it might be a head ache of legal work to get rid fof her. ask her to leave if she has been there for less than 30 days if she refuses call the cops and return her security deposti.

I say go for it. I personally think that your tenant isn't worth the headache and the stress. Go get yourself a nicer tenant with more money. You end up happy and perhaps your tenant will learn a valuable lesson in life: don't mess with your landlady when she's being nice to you! XD

Yes get a new tenant. Seems like she has a few problems other than this if you know what i'm saying.

Only if you don't have a lease with the current tenant. If you do, you are obligated to honor it, just as much as she is obligated to pay the rent due.
