how do i search without making a commitment? what should i look for and my house is almost ready we're finishing it up this coming weekend can i always talk to realtors now or do i have to wait until im done getting it ready. by ready i mean repainting and cleaning up the yard a little bit. any advice on selling would be greatly appreciated..thanks!!

You need a Realtor who is familiar with your area. Drive by homes already for sell in your area. Note which Realtor has the most signs showing houses for sell. Go to an "Open House" he/she has listed. Ask him/her about the house they are showing. This way you are interviewing him/her and can decide if this is the Realtor you want to sell your house. If this same Realtor has a Sale Pending sign posted on one of the homes he/she has listed, talk to the owner of the home and ask about their relationship with this Realtor.
Do this with at least 3 Realtors in your neighborhood. Then arrange an interview/ meeting with each of them at your home and ask them what you need to do to your house to get top dollar and what price do they think your home should be listed for. Ask the Realtor what commission rate they will charge you to sell your home. General opinion is that this is a fixed amount for your area (generally 6%) BUT this is negociable!! The Realtor will ask you to sign a contract giving him the exclusive to sell your house. Make sure the exclusive is not longer than 90-days. If he/she has not sold your home in that length of time, you may want to choose another Realtor.
Choose the Realtor you think has been most honest with you and the one you are most comfortable with.

It will take a week or two to get the listing going, and some time to interview realtors - at least two, three is better. First of all, do NOT sign a listing for more than 90 days. That way, your realtor has a reason to hit the ground running. Don't be afraid to ask (demand, if necessary) what you want from your realtor. Realtors have a way of doing things the way that benefits them.
While your house is for sale, you will have to be flexible. It's a pain in the tushie, especially keeping the house so that you can show it on just a few minutes' notice. But, if you work with your realtor, you'll have a faster sale.
Ask the bottom line cash affect of any special provisions in the sales contract. If the buyer asks for "closing costs", for instance, if you don't cap that, it could get expensive. Read the contract thoroughly and ASK QUESTIONS.

What I always tell people is seek 3 Realtors, each one must have a CRS or GRI designation. This means they have taken education to become proficient in their trade. Then select the one you feel listens well, has a good selection of products to market your home. Understand this, it's a tough market out there in most places today. Homes are not selling as quickly as they once were. It is taking alot longer because there are fewer buyers. Good Luck
