that part is a sample of the song "breakfast in america" by supertramp, so it's different song (that part is sung by patrick stump). honestly, I think you're reading a little too much into it. : )
...but, you could look at is as before the relationships didn't work, and now he found this amazing girl.

I've thought about this too.This is what I think:1st girl-he [thinks he] loves her cuz she makes him pancakes and treats him soo sweetly,then it fizzles out.2nd girl-he thinks she is hot, she gives him what he wants,he catches her cheating on him,BAM!relationship over.3rd girl he loves her and will probably marry her.Chorus is just there to end the song I guess.
The video kind of helps out a little.
