The two biggest improvements anyone can do to a home are the ones you mentioned. However, a good, upgraded kitchen will ace a bathroom remodel every time. Especially if it is done to high gourment standards. A bathroom comes in a close second to what someone would be looking for in a home upgrade, but the kitchen is the biggest upgrade you can do right now.

#2. Master Bathroom
Tackle one & do it well - and you'll add major value to your home!
My Hubby and I started with the kitchen - gutted and started over fresh!

Does it matter really - halve it and do both.
Budget properly and replace the fascias only in your kitchen - cheap and quick upgrade - then do the bathroom.
Did my kitchen recently and changed the fascias only - went to Ikea -got the doors - put them on - new kitchen at a 10th of the cost. £119.00
