There are lots of frauds in the real estate market, make sure that you have seen the property, who actually owns the property, and the type paperwork required for this transaction.

The other things about these properties is to make sure the value is there and proved with an appraiser that is licensed in the state the property is located.

Just remember one thing in investing "If it is too good to be true, in all likely hood it is."

Now not to say this is a sham, but the more you know about the property, the individuals selling the property and circumstances in which the property is being sold makes you an informed buyer.

An informed buyer is less likely to make an error in judgment.

Some of these are good legitimate deals and should be purchased because they make good investments.
