I just put earnest money down for a house, but the mold inspection came back as border-line elevated mold levels. My family and I are looking to move in 4 days. Should we back out and keep looking? We're planning on living in the house for at least 5 years.
Please answer if you are knowledgeable in this area and not opinionated.

Mold IS hazardous, which is why it's required to be stated in a home purchase. Mold within the walls or air ducts can be costly to repair/clean and sometimes it isn't even possible without completely gutting a wall or two.

Mold can cause bronchitis, ashmha and breathing problems, especially in children. It can even be deadly, if exposed over a long period of time.

Get an estimate of where the mold is, and what it would cost to repair. I would honestly back out of the deal if I were you, or demand a lower price based on your findings. (taking the lower price ONLY If you do intend to fix the problem)

Sometimes there is a moisture leak and the repair is small, sometimes the construction itself was not cared for, or flooded and will require removal of entire sections of the home.

Hopefully you had your purchase offer based upon contingency of an acceptable mold level inspection. If you did not, you may not be able to back out at this late stage without risk of losing earnest money and possible lawsuit for breach of contract.

That said, mold is not always dangerous, but CAN be dangerous to sensitive individuals. It is an issue of concern, and should be addressed if you wish to purchase the home. Mold CAN be alleviated, and the costs vary depending on the extent of the mold infestation.

Check your purchase offer to see if you can legally back out, and if you purchase, contact a mold remediation specialist.

Mold in a home can cause severe medical problems for folks living there. Mold is bad stuff. If I were you I would not buy this place. You could go to Google and do some research. Best wishes.

Go to cdc.gov and read up on mold. You have to educate yourself before you put you and your family at risk. There is strong debate going on over the dangers of mold. I work in construction and left a company who wanted me to supervise cleaning of mold on a new construction project. (Of course they said it was not dangerous) What I learned was, cleaning mold is often more hazardous than the live mold itself. Don't do it without reading up first.

You want to make sure yourself and family members do not have any reactions to mold. Inhaling or touching mold or mold spores can cause allergic reactions in sensitive individuals. If somebody in your family is allergic to mold, they are going to have a hard time in your new house.

no quick answers,why mold,where is it starting,can the area be sealed,flashed,repaired,mold can often be stopped if you eliminate the source of moisture and remove the materials that are already moldy,need more info,there is obviously however a moisture problem somewhere,i'd be sure of whats going on before i buy

If its elevated now it could get worse and cause breathing problem and cost alot of money to have it removed. I would back out.
