I'm thinking about buying it and was wondering if it was worth it. They are asking $280K for it and the home is appraised for $290K. The MTG balance is $212K.

What should I do? Can someone do a CMA for me. I couldn't find accurate data on zillow or bank of america.com

You would have to find a Realtor in that MLS, and since this is an international forum, the likelihood of that happening is remote at best.

Why don't you call someone in your area and ask them?

Running a CMA is not accurate at all. In your case you might want to contact a local appraiser ask him/her if she can give you what you are seeking. In most instances they will be able to accomplish this for you.

If an appraiser has already been ran, why not accept that as fact?

How is the extra $68,000 being handled? Are the owners carrying this or do you have to get a new mortgage? If you have to get a new mortgage you will need an appraiser any way acceptable to your lender.

Asking a real estate agent to do this is like opening a can of worms, they will tell you they have to list the house to do this and/or want you to sign an agreement of some type.

Now if you get an appraiser to do this, and you need to appraise the house don't forget who helped you in your hour of need.

I hope this has been of some use to you, good luck.

Ask just about any real estate agent in your area for help.
