G'day,
It depends on your luck. My suggestion is to check the online websites such as:
www.realestate.com.au
www.domain.com.au
Hope this helps. However be prepared that the condition of the property will be quite bad so at the end of the day, you will still have to spend some more money for repairs and renovations.
Good luck :)

I have to concur with the vast majority of previous replies - AUD$100k would be a mere small deposit on almost any property anywhere NEAR the CBD. Perhaps if you really scoured the auctions and so forth for several years, MAYBE you could get lucky and find a property like those couple mentioned in Carlton above, but personally I expect you'd have better luck buying a palace with magic beans.
If you really want to buy a house under $100k, you'll have to go out to Dandenong, Pakenham, and so on - maybe even further. I don't think you'd even get Noble Park or Springvale for that price these days.
As a point of reference, one guy I know is house hunting himself right now, and he works in the CBD so is also trying to find a place close to the city. After several months, he's still trying to nail down a one bedroom, one bathroom apartment about 10-15 mins from the CBD, for anything under his budget of $220k. No luck yet.

I believe that property under $100K can be found in Melbourne.
I have checked the auction sales over the weekend there were 3 that were sold about $100,000 - a 1 bedroom unit in Carlton (CBD) for $107,000 another 1 bedroom unit in Carlton (CBD) for $113,500 and a 1 bedroom unit in Albion (western suburbs near Sunshine) for $103,000
Carlton is a trendy university suburb adjoining the CBD - I believe there is not much violence in this area, but I'm not positive. Unfortunately I don't know Albion at all, so I can't comment on its safety
Generally, though the prices are MUCH higher.

Not really. but you should check Richmond and Fitory. it is okay negbibout and lower price compare to others.
i love Carlton, Southbank, and South Yarra the most, but they cost more than other places. it is a tight budget for 1 bedroom apartment. if you get a studio, maybe there is okay. just need to keep checking. somehow, the price of living is rising in Melbourne.
good luck.

That would make a good deposit, you would have to borrow the rest.
