I am not a lawyer but I would do the following. (This should have been done as soon as the payment was late....
1. Send a certified letter demanding immediate payment by cash with late fees. Send return receipt requested.
2. Advise the tenant they are in breech of the lease agreement (There is a lease agreement?)
3. If you do not receive payment in five days. (DO NOT ACCEPT PARTIAL PAYMENT). begin eviction proceedings.
4. DO EVERYTHING IN WRITING. No verbal agreements.
5. Follow the rules in your state. There is a fine line between what you can legally do and what you may think is right.
6. I am not a lawyer but I would imagine you want to show the court that YOU played by the rules, did everything in writing and gave the tenant ample time to make things right.

Bone up on Tenneesee landlord/tennant rights laws. Have ready your hard copy documentation (video helps too) that the tennant in question has:
1. Been given clearly understood written (bi-lingual) notice they are 30 days overdue with the rent total of $ (whatever).
2. You also carry documentative business financial records of this fact.
3. You have ALL recorded phone call messages, asking the tennant to remit the overdue rent.
4. You have consulted with a knowlegeable attorney, proficent in landlord/tennant Tennessee law...and are now within rights to contact the local Sheriff's department to make eviction efforts. I'd also file restraining orders on the tennants in question, too.
5. Have some $$$ saved up as a courtroom war chest--you might well need it. Also, be prepared to make some apartment fix-up to the place; expect damage from embittered tennants.

they did not pay the rent so u have every right to place all their possessions on the hallway and change the locks so they cannot get back in

i d suggest u stop water supply or better still leave hordes of mice in the place coz ,legally u ll spend all ur life and money still not be able torecover ur property.
