How much harder will this make it to sell? Do I tell my realtor?

Of course you tell the realtor....They are going to be the one quoting the price..Also they may have ideas have to how to raise the price. We put in hardwood floors right before we sold our house. The whole project cost us about 2k. But we added about 7500 onto the selling price. Little things like that can make a big difference.

But as far as hard it will be to sell all depends on how fairly priced the house is now, and how the local market is. If you local market is hot, 5k might not make one bit of difference. If you live in Detroit it could make all the difference in the world. Just depends on your local market.

The price of a house, as you know, is how much appeal the house has, location, condition of the house, as how much work does it need, schools if they have children. To increase its value there is a way. You look at the house as if you were buying it again and with a twist, change every thing you like add or subtract children. Your need and likes have all changed. Now go through you house and look for everything you don't like. The ones you are selling your house can have someone come in and do this for you. This is called curb appeal and when you house is worth 5k, and the new owner just have to move in and enjoy, verses have to paint. and fix, you can increase the value. There work and time invested its what you want in the end,easy money or the right price. Is it hard? Yes, but it will be worth it.

Your house will take longer to sell the higher you price it. You will need to tell your realtor, expect them to try to talk you into lowering the price instead.
Buyers will look at all homes in a price range and try to get the best for what they have to spend so if your home is priced higher than others it won't sell until all others are sold. Also when someone sees something on the market for very long they get leary that it isn't something people want.
If you underpriced it when listing go ahead and call the realtor and raise your price.
