Im having an open house to sell my home. This is the first one ive ever done, so could i please get some suggestions on how to make it a good one?

I'm assuming you have this for sale by owner...Don't skimp on the signage. Put them on every nearby street intersection viewable from every angle. Balloons also help attract attention to your signage. Clean, Clean, Clean!! Repair and panit if needed. Turn on all the lights. I agree with the others about removing some of the furniture but not all of it. Ask the people that do come thru questions!! What did they like/didn't like? Are they moving soon? Have a sign-in sheet and get their information, in case you lower your price you can contact them later, but of course, don't tell them that!

Depersonalize, declutter and clean.

Depersonalize: take down your family photos, remove the kids art projects from the fridge, pack away the collection of Scooby-Doo memorobilia. Allow the buyer to take a look at the home and envision their items in it.

Declutter: Since you are planning to move, start packing. Don't make the space stark and empty, but do remove the clutter.

Clean everything. If this is a challenge, hire a service.

Make your home warm and inviting. Candles are good, fresh baked cookies or brownies for your open house attendees are a nce touch. If you are not a cook, buy some of those Pillsbury cookies in the refrigerated section that you just pop on a cookie sheet and bake. Fresh bouquets on flowering plants are a great idea.

And don't forget curb appeal. Some people make a decision about a house when they pull up, so stage the exterior also.

Make your house look as close to 'a model home' as possible. Cleanliness, of course, is a must. Wash all windows inside and out so they sparkle, Make sure all light bulbs are working and turned on for the open house. If any room seems 'overfurnished or cluttered' get rid of the excess somewhere. Too much furniture makes rooms look small.

Make sure you have data sheets present which prospective buyers can take, and have your contact information clearly posted.

A nice touch is a 'homey smell' in the place when prospects arrive. Bake a loaf of bread for a great aroma, or if you're not into that, simply put a small container with a bit of vanilla into the oven, turn it on, and let the vanilla aroma permeate the premises.

If you're still lost as to what to do. visit someone else's open house(s) ahead of time to see how THEY have 'staged' their house for showing. Take clues !

First, make sure that you clean really, really well. Second, put away family pictures but leave out other decorations such as art. You want to create a kind of blank slate so that people can imagine their own belongings in the home.

Get a good, smart realtor. A realtor can make all the difference when it comes to having an open house because people are going to be asking them alot of questions fast.
