It depends on weather you are renting from some one or to some one.
Mr.A rents a two bedroom apt by himself but after several monthe he finds out that he is having a hard time paying the rent and utilities. Mr. A checks his lease and with the Landlord (two important steps) about renting out the second bedroom to someone to help with the rent. When he does this Mr. A is subletting. He is renting to another person. The second renter must abide by all of the rules of the original lease plus any extra by Mr. A.
There is no real association between the new renter and the landlord, unless Mr. A broke some lease clause. Then the landlord can evict both of you.pp

You have a lease on a property and then you turn around and rent it out to someone else. Alot of people do this who have to move right away because of job and can't pay for two apartments. So they rent their old one until their lease has expired. Alot of landlord don't allow it. Causes problems with paper work and rules/regulations. I have heard of some people leasing and then rerenting the apartment at higher cost. thats another reason landlords are against it.

Your name is on the lease. You then rent the dwelling to someone else. You are responsible for the rent to the landlord unless you have anouther agreement.

It means someone is renting or leasing the property from the owner and you (or somebody) is renting from the renter.
