off the house title, deed or mortgage. These can be different.. a title would be for a manufactured home, a deed would be for a home and land.. and a mortgage, well that's the little piece of paper that says we owe......

for a title if a manufactured home is paid for, it's a simple thing to go to the secretary of state, dmv... or whomever handles titles for manufactured homes, pay the fee and have the titled changed....

For a deed, I believe if there are no liens on the property, a quick.. or quit claim deed has to be filed... if there are liens... well see the mortgage part.

For a mortgage.. a new mortgage MUST be applyed for in the name or names of the people that want to remain on the mortgage and deed......

To get off house title - this person can do a sale or quit claim deed.

If you are going to get someone's name off the title, make sure this person's name is off the mortgage too. Otherwise, this person has no house and he has a mortgage that he is still responsible for.

To get off mortgage, whoever this person gives the house to would have to refinance the mortgage onto their names only, or he can sell the house or pay it all off in cash.

Sell your interest in the home to someone else.

Before I go into any more details, I'd need to know what you're trying to do. If you're in a situation that you own with someone who you'd rather no longer own the property with but have a mortgage, it's pretty easy to get your name off of the title, but not at all easy to get your name off of the loan.

NEVER release your claim unless the mortgage is being paid off or it's being refinanced by the other owner!

Filing a quit claim deed would get your name off of the title. But if you're on a mortgage also, it doesn't get you off of that - be sure not to get off the title but still be responsible for the payments!
