I want to avoid the things that have to be thrown away if I don't see many people. (that's just a waste)

Create a drawing slip to get all contact information, then make up or have made up, a beautiful basket and have a drawing for the basket...this way you can get leads and give a gift!

two things. 1- you could give cookies. usually a plain cookie will do, and put the tiny bottle of water in the fridge and get the tiny soda cans too. its not a BAD idea. acually its the best idea. you have to think like a consumer. when i look at houses i must have for a while, i think man i wish i had a little something to drink. i was an apartment manager for 3 years. when the person walked in the door. i said hello welcome, please look around, can i also get you something to drink. and i usually never got a no. #2 if you wanna keep it simple. you can get something like a blowpop candy. take a business card and punch a hole in the corner. tie a ribbon from the card around the blowpop. when the person comes in can you can, hello and welcome. thanks for poppin in an hand them the candy. It sounds a little corny. but it works. they rememeber you and they get a little something sweet. i have seen it done with pop corn too. if you do this you can also take and cut up a grannysmith apple, sprickle with cinnamin and place in the oven. while people walk around they feel at home because they smell what they think is apple pie. but if you do this, place a bowl of apples as a center peice.

I have never tried this before but Mike Hopkins (real estate training guru) suggests handing out pints or half gallon sized ice cream. His reasoning is the prospective buyer has to go home after viewing your home to put the ice cream away and once he gets there, probably won't leave again to view more houses. Thus, leaving your house on his brain.
Kinda weird but definitly noteworthy.

Welcome to the wonderful world of marketing real estate. Due to the lack of buyer in today's market, I typically only print 6 flyers to take with me. If I don't have anyone, which is what happens most days, I leave the balance for the next open house. That way you aren't wasting ink, paper, time... etc.

Bad move! All you should give out are business cards. If you get into food and drink, people are going to make a mess, put cups down on top of stuff and leave rings, leave napkins and half-eaten food around, just generally mess things up. They aren't there to be entertained, they are there to look at a house! If you are renting a hall and pre=selling condos or something of that sort, then you can have whatever you want - crackers and cheese or finger foods, but if it involves anything onsite, no food, no drinks.

You are driving a hard bargain however coffee/ cold tea and cookies can always be carried home and used there. I would also suggest a flier with the picture of the house as well something about the location and schools and by all means how they can reach you.

I would make a 'goody bag' to leave by the door for when people are walking out, you can direct them to take a bag. Inside the bag, you can have your business card, a flyer for the property, and some neatly wrapped cookies and/or brownies. That way, they'll have all the important info. to take with them and they won't be eating inside the house.

Perhaps you can give them a flyer of the house with pictures so they can bring it home with them. If you mean food wise. Perhaps you can put out cookies and cracker (just put out a little, and if you see the amount diminishing then you can pull out the package and put out more. Even candy that is individually wrapped. Everyone loves candy!!

Freshly baked chocolate chip cookies. The slice and bake or the dough-in-a-tub variety are perfect. There's something about the smell of freshly baked cookies that puts folks in a buying mood.

Get things that make them feel like kids. They'll feel right at home. Thats what sealed the deal for my first house
