What would be a better choice for today's market: cashflow or appreciation?

There is a saying in finance, "cash is king." Appreciation is a unrealized opinionated figure. Cash flow is a realized, and is an effective method, along with others (cash conversion, price earnings, inventory turnover, etc) to determine the efficiency of a company. Having said that, in the world of finance not one method is the gold standard, a variation and combination of these ratios and figures is the best way to determine efficiency.

if you have any choice in your market, you're ahead of us here in Florida.

There are no deals here that throw off cash. Nearly every one is under water from day 1. Prices are way too high in relation to costs and rents.

Appreciation.

Too many ppl are in it for the money anyway. It feels nice to actually be thanked or praised for something you put everything up on instead of just "gimme the money omg"...
