We are near the end of our lease (it ends July 21st) for a condo we are renting. We are actually moved, mostly, into our new home, and our contract with them says they can show the house 30 days prior to the end of our lease, as long as they let us know. All this is fine.

But we were informed today that they are putting a lockbox on the door to our condo. For some reason, I thought that this was illegal to do, since we technically still are renting the unit for another month, besides that, we are still paying all utilities and still have several things in the condo and garage that we have not moved yet.

So, question is, are they allowed to do this?

Yes, they are. The lockbox will make it easier for them to show the unit for rent. However, they cannot prevent you from accessing the unit, and must still give you notice.

YES, but tha doesn;t mean they are granted acsess anytime they please. there is a law in each state. each different. that privides a time limit to how long a landlord must give notice to a tenant before entering your apartment. in maryland its 45 hours. basically three days. it must be written and signed by the landlord. you must get the orginal and they must have proof that you recieved it.

now lets be realistic, in most cases a lanlord will just come to you and explain he is selling he property and may have to give a days notice and would it be ok. Sometimes its upsetting for renters because landlords don;t get that this is your home and not just his business.

in this situation it would have been appropriate if he or she came to you home and sat down with you and went over every detail on a personal basis.

Yes, they are allowed to do this. (Many leases provide for this, mine always did.) However, they are still subject to the required notices contained in your lease.

The lockbox just makes it easier for agents to show the property once you've been notified without having to run down a set of keys each time.

As long as you have paid the rent it is illegal. The only way for a landlord to change locks and hold your stuff legally, is to have a court order- as a result of nonpayment (notice of eviction and seizure of assets to help pay the debt). Contact the housing authority and a lawyer.
