is it better to got with realtor? do it my self? or are there any agencies that specialise in that kind of stuff?

For a property of that size, I would recommend using a real estate firm, hopefully one which has a department specializing in such rentals. Doubtless the value of the rent you will require is substantial, and you don't want to attract the wrong sorts of tenants.
A qualified real estate brokerage has experience in handling rentals of your nature. I recommend it.

Yeah for something like that you should go through a realtor. And remember commission is always negotiable.
